Nesbitt Realty has experience with difficult tenants because we've inherited issues from property owners who found their own tenants, or from owners who have brought us tenants from other property managers.

If your property needs a tenant, we immediately assign a property manager to get the property advertised. One of our property manager will contact you to make arrangements to take photos. Unless the landlord has other instructions, within 48 hours we will have the rental on 100's of websites including Realtor.com, Zillow, Trulia, Hotpads and our own website. We will push the home into the feed of every Realtor in Rappahannock County.

The property manager will take a look at your rental and make recommendations that could improve your rental's rentability. The property manager will also notify you of maintenance that are necessary before we can help you. We can make suggestions for handymen if needed.

The Realtor will also do a comparative market analysis to help determine the retail rental value of your property. By comparing your home to similar homes that are currently available and comparing your rental to properties that recently rented in Rappahannock County we will best know the retail value of your real estate investment. From there we can make a suggested list price for the real estate investment.
