Do you need a renter for a rental in Gainesville?
We don't just find tenants. We find great tenants.
The key to good rental management is good tenants. Nesbitt Realty rarely has issues with renters that we identify.
Nesbitt Realty has experience with troublesome tenants because we've inherited difficulties from property owners who selected their own tenants, or from real estate investors who have brought us tenants from other property management companies.
The key to leasing to a good renter is starting with an understanding of the standards that make up the ideal
We don't just find tenants. We find tenants fast.
If your rental requires a tenant, we immediately appoint a real estate agent to get the home on the market. One of our Realtor will contact you to make arrangements to take photos. Unless the landlord has other instructions, within 48 hours we will have the property on 100's of websites including Realtor.com, Zillow, Trulia, Hotpads and our own website. We will push the real estate investment onto the desk of every real estate agent in Gainesville.
The property manager will scrutinize your property and make suggestions that could improve your property's rentability. The real estate agent will also determine maintenance that are necessary before we can help you. We can make recommendations for maintenance people if needed.
The real estate agent will also do a comparative market analysis to best know the market rental value of your home. By comparing your real estate investment to similar properties that are currently available and comparing your home to real estate investments that recently rented in Gainesville we can help determine the actual value of your home. From there we will make a suggested list price for the property.
